Karin was very effective in getting our 2-bedroom ranch house sold in only 17 days for a price we were quite satisfied with. We came to Karin in March not realizing the amount of work ahead of us to fix up and stage our 2-bedroom ranch house in time for a summer sale. Karin told us what to fix and where to spend our time, money, and energy. I used to joke that she never left without giving me and my contractor more To Dos. But when the work was done, the house looked fantastic!
Karin was always very careful never to lead us on or give false hopes about the investment we needed to make and how much she could sell the house for. While other brokers gave us listing prices so high that even we laughed, we later learned that this is called buying a listing and won’t amount to much. Karin was ever the realist and guided us expertly and ethically on a price range that was obtainable.
The main reason I instantly knew Karin was the broker for us was because it was obvious she was extremely proficient at getting the right things done in a timely fashion. She thinks very strategically and nothing is lost on her. There were at least five points along the way when we needed to take quick action or the process of staging/listing/negotiating and closing the house could have really fallen apart. Karin anticipated all these potential breakdown points, proactively intervened, and sped them to resolution within a day or two.
Karin’s passion for staging houses was a pleasure to witness. She staged the house so beautifully so that potential buyers loved the house. With Karin’s staging expertise, the house showed at its best and buyers could see its full possibilities. When dual offers came in after only 17 days, we were delighted and relieved since we had our own schedule to be moved by.
Karin worked effectively with our lawyer as well and while post-inspection negotiations were going on between the buyers and us, she advised us wisely for which we were extremely grateful. Having had a background in contracts, Karin was able to question the finer points of agreements with our lawyer and communicated with him nicely.
Karin is someone you can absolutely trust to advise you of the truth based on her extended experience. She will not sugar coat the pill or give false hopes. She will keep you marching on to the successful sale of your house if you are able and willing to do the work involved that she suggests.
We were especially impressed since, at the time we listed in Bloomfield there were 200 other houses in town for sale! After our house went into contract in only 17 days, many many other houses continue to linger on the market even now! I highly recommend Karin Carson if you are considering selling your house.
